- Varun Vihar is an LDA residential scheme of about 6,580 acres (2,664 hectares) near the Agra–Lucknow Expressway, on land from 12 villages in Sadar and Sarojini Nagar tehsils.
- Phase 1 has 2,847 plots (Kashi Khand, Kailash Khand Phase 1 and Phase 2) at ₹2,800 per sq ft. Sizes run from 112.5 to 450 sq m.
- Registration is open from 24 September to 27 October 2026 on registration.ldalucknow.in. The booklet costs ₹1,100, and the deposit is 5% of the plot price (2.5% for reserved categories).
- The smallest plot (112.5 sq m) costs about ₹33.9 lakh; the registration deposit for it is about ₹1.7 lakh.
- According to LDA, the full scheme will have 25 sectors, more than 15,000 plots, a logistics park of about 300 acres and a large green area including a golf course.
🔴 Latest Updates — Varun Vihar Yojana (24 October 2026)
- 24 October 2026: LDA extended registration by 3 days to 27 October 2026, because banks were shut on the weekend. About 26,500 people have applied for both schemes; the lottery is expected on 3 November. Phase 2 (1,000 more plots each in Varun Vihar and Naimish Nagar) is waiting for RERA approval and may open by end-November at the same rate. (ETV Bharat, Amar Ujala)

The Lucknow Development Authority's (LDA) Varun Vihar Yojana is coming up near the Agra–Lucknow Expressway. ETV Bharat called it LDA's largest residential scheme so far. Online registration for 2,847 Phase 1 plots is open until 27 October 2026. This guide covers the location, villages, plot sizes and prices, payment terms and how to apply — all with official sources.
What is Varun Vihar Yojana?
According to LDA's website, Varun Vihar is planned on about 6,580 acres. It will have 25 sectors (with underground services) and more than 15,000 plots — residential, commercial, mixed use, institutional and group housing. (LDA)
When complete, the scheme is expected to house about 3 lakh people (ETV Bharat, September 2026); an April 2026 report put the figure at 4 lakh. LDA's layout plan (July 2025) names the scheme "Udyog Nagar (Agra Expressway) Housing Scheme" — it was later renamed Varun Vihar.
Where is Varun Vihar?
According to LDA's layout plan, the Agra–Lucknow Expressway lies to the north of the scheme and the Fatehganj–Mohan Road to the south. The Lucknow end of the expressway, where it meets the Outer Ring Road (Kisan Path), is about 8.7 km in a straight line from the middle of the scheme.
According to ETV Bharat (April 2026), an 11 km elevated road along the Haidar canal is proposed to link the scheme to the city, which would cut the trip to Hazratganj from about 50 minutes to 20 minutes. (ETV Bharat) This is still a proposal.

The 12 Villages of Varun Vihar
According to LDA, the scheme is being built on land from these 12 villages in Sadar and Sarojini Nagar tehsils (LDA):
Land is being bought from farmers by consent. LDA's website mentions about 450 bigha registered, 105 bigha in possession, ₹300 crore paid in compensation and phased registration of 22,403 farmers (the page is not dated). An April 2026 report said consent letters covered 853 hectares and 335 hectares had been registered in LDA's name. (ETV Bharat)

Payment, Instalments and Discounts

- Instalments — 36 monthly instalments at 9.7% interest
- Discount for full payment — 6% if paid in 45 days, 5% in 60 days, 4% in 90 days

- Freehold charge — 12%, paid at registry
- Cancelling your registration — 20% is deducted

Eligibility and How to Apply
Registration is online only, on registration.ldalucknow.in. According to Amar Ujala, the applicant must be at least 18 years old and must not have been allotted a plot or house earlier by LDA or any housing authority. Please note
- Register only on LDA's website. Do not pay any broker who says they can "get you an LDA plot".
- Plots will be allotted by lottery. LDA will announce the lottery date.
What Is in the Master Plan
According to LDA's website and ETV Bharat reports, these facilities are proposed:
- A logistics park of about 300 acres (LDA) — the layout plan shows Sector 15 as "Transport Nagar / non-polluting industry (MSME)" and a logistics hub.
- Green area — LDA's website says more than 980 acres (parks, water bodies, golf course, sports facilities, central and sector parks); ETV Bharat (April 2026) reported 800 acres.
- An international-standard golf course, a natural lake of about 70 acres and a sports hub (ETV Bharat)
- 25 sectors with underground services (LDA)

Buying Private Land Near the Scheme? Check These First
These checks are for people buying land from a private seller around the scheme area. If you want an LDA plot, simply apply on registration.ldalucknow.in.
- Is the land inside the Varun Vihar boundary (12 villages)? — Confirm with LDA; LDA is buying the scheme's land from farmers
- Is the seller's name in the khatauni? — Check on upbhulekh.gov.in
- Any loan or mortgage on it? — Get an encumbrance certificate (EC)
- Check the chain of earlier registries — property search on IGRSUP
- Is it farmland? — Without a Section 80 order, no building map will be passed on it
- Is the dakhil-kharij (mutation) in the seller's name? — Check at the tehsil
- Any court case? — Have a lawyer check
