If you live in Lucknow, you have almost certainly driven on Shaheed Path. It is the long road that takes you from Kanpur Road, past the airport, to Lulu Mall, Ekana Stadium and Gomti Nagar Extension, and out to Ayodhya Road, without going through the old city.

It was built as a bypass: Wikipedia records that work began in 2001 and the road was finished in 2012, so that traffic between Kanpur Road and Faizabad Road would not have to enter the city (Wikipedia). Today it is much more than a bypass. Some of Lucknow's busiest malls, hospitals and newest housing belts sit along it, and in 2026 it became the starting point of the new Lucknow–Kanpur Expressway.

If you are looking for a plot near Shaheed Path, this guide walks the whole road kilometre by kilometre, with an interactive map. You can see which junction, mall or hospital is close to the plot you are being shown, and how far away it really is.

💰 Shaheed Path Plot Rates: Official Circle Rates by Stretch

The circle rate is the government's minimum value for a property. Stamp duty and the registry fee are worked out on it (or on the deal price, if that is higher). The rates below come from the IGRSUP rate lists in force since 1 August 2025 (No. 971/Stamp Lipik, Office of the District Magistrate, Lucknow, dated 01.08.2025), and every figure is per square metre of land. The market price of a plot is usually higher than its circle rate, so treat these as the floor, not the asking price.

🧮 Worked example

A 100 sq m plot facing Shaheed Path has a circle value of ₹55,00,000 (100 × ₹55,000). Stamp duty at 7% is ₹3,85,000 (₹3,30,000 at 6% for a woman buyer, since the value is under ₹1 crore), plus a 1% registry fee of ₹55,000. If the agreed price is higher than the circle value, duty is charged on the agreed price. Corner and park-facing plots, and plots above 1,000 sq m, follow extra rules in the rate list. Work out your own plot with the Lucknow circle rate calculator or the stamp duty calculator.
